- What are you going to do to market and get my house sold?
Your home will be pictured in both the local magazines as well as the Chinese and Russian newspapers. Our office uses all the daily and weekly newspaper targeting various ethnic markets. We are also a member of the Multiple Listing Service, which is comprised of hundreds of brokers and associated salespersons. In addition to the website of the Multiple Listing Service, your home will appear on this website which draws a lot of traffic.
- How much is my house worth?
After a physical inspection by our broker/agent(s), we will do a comparative market analysis (CMA). These two steps will reveal an approximate value to your home.
- Who will I deal with in the process of selling my house?
You will deal with all kinds of professionals in the process, i.e. Lawyers, Engineers, Appraisers, Surveyors, etc. Our office interacts with all phases of the selling process. WE ARE WITH YOU EVERY STEP OF THE WAY!!!
- Who will you bring into my home?
All buyers will be qualified and interviewed by our office and staff before making an appointment to see your home. This saves you and us time and effort.
- How much do I have to put down?
Traditionally, at the time of signing a contract of sale, you need to put down 10% of the purchase price which will be held by the seller's lawyer in an escrow account till closing. As for the downpayment for the house, majority of the buyers would put down 10% to 30%. The higher percentage of downpayment, the easier to obtain a mortgage. Also sellers will most likely favor an offer with a higher downpayment.
- Do I need a lawyer?
Yes. Even if not now, eventually, you do. If you don't know the process of buying a house, may be you should consult an attorney who specializes in real estates when you start seeing houses, or consult an experienced real estate broker/agent.
- Do I need a mortgage broker?
Not necessarily if you really know what you are doing. But a mortgage broker can truly save you a lot of time and headache, especially when you have less than good credit.
